What should my property rent for?

Getting the most rent for your property will depend on a number of factors. We carefully analyze market data, occupancy expectations, condition of the property, value of the neighborhood, proximity to schools, parks, shopping centers, freeways, and evaluate these factors against our own proprietary knowledge of neighborhoods, vacancies, and other important factors to determine what will get and keep your property rented.

What will you do to rent my house?

Our properties are extensively advertised online via the most widely used platforms to provide maximum exposure to tenants searching for a rental property. Prospective tenants can get a virtual tour of the property and are able to immediately apply online for screening and evaluation. We have a very high success rate in filling vacancies in a minimal amount of time with qualified tenants. We provide maximum physical and online exposure for your property that includes online marketing, For Rent Signage, Social Media marketing, and exposure to an extensive referral and word of mouth network that has proven highly effective at finding qualified tenants.

We also insure your property is compliant with all state and local regulations to protect you and your tenants. Updated CO & Smoke detectors are mandatory and provided an added level of security for tenants. We will thoroughly inspect your property and provide you with any recommendations that we believe will improve rent rates and tenancies whenever possible.

 

How do you qualify prospective tenants?

The biggest challenge a property owner will face is in finding a qualified tenant. With thousands of tenants having been screened, evaluated, vetted, and successfully moved in and converted to rent-payers, it helps to have experience. There are just some things a credit report won’t tell you. This is where experience comes in. We review applicant employment, rental, credit and personal histories. We ask a lot of questions of prospective applicants to find potential hidden histories that won’t show up on paper.

We’ll review past rental history and contact past landlords where we deem necessary to insure a prospective tenant would make a valued tenant for your rental property. Applicant must demonstrate a history of being a good, responsible tenant or homeowner as well as meeting credit standards.

 

How do you handle maintenance requests?

Tenants are provided with a variety of methods to report property service requests. We provide tenants with their own online portal to pay rent and report repair requests. Tenants can also call or email us directly to report a service request.

Our maintenance will review all requests in a timely manner and determine the severity of the reported problem. In the rare case of floods or true emergencies, tenants can report these issues 24/7 and we will dispatch immediately for true emergencies. The overwhelming majority of issues are non-emergency related. We provide same day follow up with the tenant to isolate and troubleshoot the reported problem. In some cases, we are able to provide instructions to the tenant to self-resolve the issue at no charge to the owner.

In cases where a service call is deemed to be required, we will use our best judgement to identify the right vendor for the case and coordinate with all parties to insure appointments are scheduled, tenants are notified, and the case resolved. This coordination of services for minor repairs is part of what you can expect from us. We use our best efforts to resolve reported issues as quickly and as economically as possible.

 

Will I be involved in maintenance decisions?

Unless we determine that the reported issue is deemed critical and could require dramatic costs or impact to rents, we’ll handle it and report the results each month on your owner statement. Any costs and invoices associated with work performed on your property will be clearly defined with all necessary documentation and invoices attached. We’re hired to handle it for you and that’s what we do.

If you are a property owner that desires a high degree of personal involvement requiring constant communication for reported service requests and desires to be involved in the day-to-day decision making process for minor repairs, we are not the company you’re looking for. Our ideal owners prefer a turnkey approach to property management and trust our judgement and expertise to act in their best interests.

 

Can I use my own gardener or electrician?

The short answer is maybe. Our experience has proven that while owners may enjoy a personal relationship with their preferred vendors, when you hire us, our commitment is in providing our clients with the highest levels of standards and industry compliance. We insist on our vendors meeting minimum compliance requirements to be included in our vendor referral network. From tax id’s for IRS compliance reporting to proof of licensing and insurance where applicable is the value added measures we take to protect you and your property. We would be delighted to review applications for consideration into our network.

 

How and when will I get paid?

We process all owner payments no later than the 6th of each month to allow for weekends and holidays. Payments are posted by the 6th of each month to allow for tenant payments to clear and be made available for transfer to your account. In most cases, your payment will be available in your account no later than the 8th of the month.

We use direct deposit to insure security and payment to your account in the least amount of time. Your payments will be paid directly into your bank account. You’ll receive your funds within 2 business days of our processing payment.

We chose direct deposit as our preferred method of payment for several reasons. It is the most convenient, secure and cost-effective method to pay our owners, it reduces paper use which contributes to securing a healthy environment, reduces postage costs that are constantly subjected to increases, reduces the risk of checks being lost in the mail or stolen from your mailbox, and insures you have a clear record of payment processing available on your owner portal. We are able to control our administrative, printing, and postage costs, which allow us to pass these savings on to our clients.

We understand that some clients prefer to receive a printed check. We do offer paper checks and statements for a small annual administrative fee to account for the added costs of printing and postage.

 

What will I receive with my monthly statement?

We process rents, vendor payments and owner payments no later than the 8th of each month. Owner statements are sent via email and concurrently posted to owner portals on the 10th of each month.
